A short questionnaire tells you whether an emotional support animal is likely to be appropriate, and shows Texas's timeline before you commit.
Dallas is Texas's third-largest city, with about 1,329,491 residents in Dallas County, Collin County, Denton County, Kaufman County and Rockwall County. Roughly 57.6% of its households rent — 2nd of Texas's five largest cities by renter share — which makes the pet clause in a lease a practical question for a lot of people here.

A legitimate ESA letter is one page from a Texas-licensed mental health professional. It is not a certificate, a registration or an ID card, and in Dallas it is used for one thing: asking a housing provider for an exception to its pet policy.
Texas has no statutory waiting period, so a Texas-licensed therapist can evaluate you and, if you qualify, your letter typically arrives by email about 15 minutes after approval. The evaluation is a real appointment by phone or video, and the therapist can say no. That is what makes the letter hold up when a property manager checks it.
Texas has its own fair housing law, but how its agency treats untrained emotional support animals after HUD's May 2026 change is still settling, so documentation quality matters more than it used to. Dallas adds its own layer: Dallas City Code ch. 20A.

57.6% of Dallas households rent, 2nd of Texas's five largest cities by renter share. Median gross rent is $1,472 a month — 3rd-highest median rent of Texas's five largest cities, against $1,361 in Houston.
Pet rules in Dallas leases usually arrive as a clause you sign without negotiating. A reasonable accommodation request is the one route that asks the landlord to treat your assistance animal differently from a pet.
Dallas sits in Dallas County, Collin County, Denton County, Kaufman County and Rockwall County. Because the city spans more than one county, check which county your building is in if you ever need a county-level agency.

Dallas's renter share is 5 points above the 52.6% average for these five cities. Median rent ranges from $1,324 in San Antonio to $1,729 in Austin, a gap of $405 a month.

Therapists do not work from a list of approved diagnoses. They look at how a condition affects your daily life and whether the animal eases it. Common examples among Dallas clients:
Three layers apply to a Dallas rental. The strongest one that covers you decides your case.
Dallas City Code ch. 20A — Dallas' own fair housing ordinance, certified by HUD as substantially equivalent to federal law, prohibits housing discrimination based on disability and is enforced by the city's Fair Housing Division.
Tex. Prop. Code § 92.026 — What a landlord may request for an assistance animal, and penalties for fake documentation. Complaints: Texas Workforce Commission, Civil Rights Division.
The Fair Housing Act still requires landlords to consider accommodation requests. Since May 22, 2026, HUD itself pursues complaints only for individually trained animals; your private right to sue is unchanged. What changed →

Three steps. You are not charged for a letter unless the therapist approves you.
A short questionnaire tells you whether an emotional support animal is likely to be appropriate, and shows Texas's timeline before you commit.
A professional licensed in Texas meets you by phone or video. It is a clinical conversation, not a form.
Once approved you receive the letter by email, usually about 15 minutes later, written for housing use and ready to send with your accommodation request.
Your letter confirms a need without naming a diagnosis, and your clinical information is handled under HIPAA.
Our guidance reflects HUD's May 2026 change and Texas's own rules, so you are not working from outdated advice.
We do not sell certificates, vests or ID cards, because they carry no legal weight and can weaken your request.
$129 for up to two animals. No subscription, no renewal auto-charge, no add-on "registration."
Say you have a disability, that you are asking for an accommodation to the pet policy, and attach your letter. No special form is required.
Verification of the license is fair; a demand for your medical file is not.
Save a copy of everything you send and receive, with dates. Paper trails win disputes.
Ask for the reason in writing, then contact City of Dallas Fair Housing Division (Office of Equity and Inclusion) or Texas Workforce Commission, Civil Rights Division. A HUD complaint has a one-year window.

A strong TX letter is short and specific. Here is what it needs.
Out-of-state signatures are the most common reason letters fail.
Managers check it against the Texas licensing board.
That you have a disability and the animal helps with it — never the diagnosis.
Most landlords treat a letter older than 12 months as stale.
A purchased certificate undermines an otherwise good letter.
Some Dallas renters find their dog already does trained work for them. In that case a psychiatric service dog letter documents the tasks, and it lines up with HUD's 2026 focus on trained animals.
Pricing
The same flat price as everywhere in Texas. No subscription, and no charge for a letter unless a Texas-licensed therapist approves you.
About the PSD letter: it is documentation from a licensed therapist, not a certificate or an ID. Under the ADA, public access comes from your dog being individually trained to do work or tasks for your disability. Businesses are allowed to ask only two questions and are not allowed to require paperwork. Nobody can sell you access rights — anyone who says otherwise is selling a novelty.
You are charged only after a therapist approves you. We may place a temporary authorization hold on your card beforehand to confirm it is valid; a hold is not a charge and is released if you are not approved.
100% refund if your landlord denies your ESA. If your housing provider refuses the accommodation after you submit a letter we issued, we refund what you paid in full. Full terms, including what a claim needs, on our refund policy page.
Questions
It is, as long as a Texas-licensed therapist wrote it after actually evaluating you. Dallas landlords can verify the license number, and that check is where online-certificate letters fail.
Dallas also has its own ordinance (Dallas City Code ch. 20A), which adds a local layer.
Texas has no statutory waiting period, so a Texas-licensed therapist can evaluate you and, if you qualify, your letter typically arrives by email about 15 minutes after approval.
Since HUD's May 2026 change, a fee waiver for an untrained emotional support animal is no longer automatic federally. Ask for it in writing; whether it is required now depends on Texas law and your landlord. Damage is always chargeable. How fees work now →
Yes, if the therapist finds that each animal helps with your disability. The $129 letter covers up to two animals; $199 covers three or more.
An association is a housing provider, so it has to consider the request instead of pointing at its own rules. It can still deny on the usual narrow grounds. Requests to HOAs and condo boards →
Yes. You can make an accommodation request during the application as well as after you move in. Send it in writing with your letter, and keep a copy of what you sent and when.
No. Public access belongs to trained service animals under the ADA. A Dallas business may decline an emotional support animal, and an ESA letter does not change that.
No — not in Texas and not nationally. Registrations, ID cards and vests are products, not legal documents, and attaching one to your request can make it look weaker. Why registries are not documents →
