Renewing Your ESA Letter
There is no federal expiration date. There is a practical one, and after May 2026 there is a good reason to treat your renewal as a decision rather than a formality.

When you actually need to renew
- Your landlord asked for something current. Most treat a letter older than twelve months as stale. This is convention, not statute, but it is near-universal and arguing about it costs more time than renewing.
- You moved to a different state. This is not a renewal, it is a new letter. Your clinician has to be licensed where you live, and an out-of-state signature is the most common reason a letter gets rejected.
- Iowa requires it annually. Iowa is the one state with a statutory renewal requirement. Iowa rules →
- You are moving, renewing a lease, or facing a new HOA. A fresh letter avoids a conversation about dates.
- Your animals changed. Your letter names specific animals. A new one needs a new letter.
You do not need to renew just because a year passed
If your accommodation is already approved and nobody has asked, an anniversary is not a reason to pay for anything. Renew when a housing provider requests current documentation, when your situation changes, or when Iowa law requires it.
The 2026 question worth asking at renewal
On May 22, 2026, HUD narrowed federal enforcement to animals individually trained to perform disability-related tasks. Untrained emotional support animals lost their automatic federal backstop; state law and your private right to sue were untouched.
That makes renewal a genuine fork rather than a rubber stamp:
- If you live in a state with independent protection — California, New York, New Jersey, Massachusetts, Illinois, Colorado, Washington, Oregon, Nevada, Florida, Hawaii, Maine or Pennsylvania — a straightforward ESA renewal still rests on solid ground. Check yours →
- If your dog already performs a specific trained task — waking you from a nightmare, interrupting a panic response, applying deep pressure on cue — a psychiatric service dog letter may be the stronger document now, because HUD's current standard turns on exactly that.

Raise this with the clinician at your renewal appointment. It is a five-minute conversation that can change what protection you have for the next year.
How renewal works
- Complete the screening questionnaire again — it takes a few minutes and captures anything that has changed.
- Meet a clinician licensed in your current state. A renewal is a real evaluation, not a reprint; your circumstances may have changed and the clinician has to be able to stand behind the letter.
- If approved, your new letter arrives by email about 15 minutes later, freshly dated.
- Send it to your housing provider with a short note referencing your existing accommodation.
In Arkansas, California, Iowa, Louisiana and Montana the 30-day relationship rule applies to renewals too. If you are still an active client of the same provider, that relationship already exists; if you are starting fresh, allow the time.
What it costs
A renewal is priced the same as a first letter — $129 for up to two animals, $199 for three or more — because it involves the same clinical work. There is no auto-renewal, nothing stored on your card, and no subscription. You are charged only after a clinician approves you.
Keep the old one
Do not delete an expired letter. It is evidence that your accommodation was documented and approved at a point in time, which matters if a dispute ever turns on when your landlord knew what. Keep every version, along with the requests you sent and the replies you received.

About the PSD letter: it is documentation from a licensed clinician, not a certificate or an ID. Under the ADA, public access comes from your dog being individually trained to do work or tasks for your disability. Businesses are allowed to ask only two questions and are not allowed to require paperwork. Nobody can sell you access rights — anyone who says otherwise is selling a novelty.

How long is an ESA letter valid?
There is no federal expiration date. Iowa requires annual renewal by statute. Everywhere else, most landlords treat a letter older than twelve months as stale, so a yearly renewal is the practical norm.
My landlord already approved my animal. Do I need to renew?
Usually not, unless they ask, your situation changes, or you are in Iowa. An approved accommodation does not expire on an anniversary.
I moved states. Is that a renewal?
No, it is a new letter. The clinician must be licensed where you now live. If your new state is one of the five with a 30-day rule, allow the time.
Can I renew with the same clinician?
Often, if they are still available and still licensed in your state. Say so on the questionnaire and we will try to match you back.
Do you charge automatically each year?
No. Nothing is stored, nothing recurs. You come back when you need to, or you do not.
Should I switch to a PSD letter instead?
