About 49.2% of households in Gaithersburg rent their home, 2nd of Maryland's five largest cities by renter share. With a median gross rent of $2,058 a month, the right building is hard enough to find without a pet policy ruling it out.

An emotional support animal letter is documentation from a licensed mental health professional that you have a disability and that your animal helps with it. In Gaithersburg it does the same job as anywhere in Maryland: it supports a reasonable accommodation request when a lease says no pets, limits breeds or caps weight.
Maryland has no statutory waiting period, so a Maryland-licensed therapist can evaluate you and, if you qualify, your letter typically arrives by email about 15 minutes after approval. It is a clinical conversation rather than a form, and approval is not guaranteed — which is exactly why a Gaithersburg property manager can rely on it.
Maryland has its own fair housing law, but how its agency treats untrained emotional support animals after HUD's May 2026 change is still settling, so documentation quality matters more than it used to.

Maryland sets no relationship period
49.2% of Gaithersburg households rent, 2nd of Maryland's five largest cities by renter share. Median gross rent is $2,058 a month — 3rd-highest median rent of Maryland's five largest cities, against $1,331 in Baltimore.
Those two numbers explain why pet policies come up so often here. When most of your choices are rentals and each listing competes on price, a no-pet clause, a breed list or a monthly pet charge can take a building off the table.

Our review did not confirm a Gaithersburg or county fair housing ordinance covering disability, so this page relies on Maryland and federal law. If one applies to your building, it can only add protection.
Md. Code, State Gov’t § 20-705 — State fair housing law — reasonable accommodation. Complaints: Maryland Commission on Civil Rights.
The Fair Housing Act still requires landlords to consider accommodation requests. Since May 22, 2026, HUD itself pursues complaints only for individually trained animals; your private right to sue is unchanged. What changed →

Therapists do not work from a list of approved diagnoses. They look at how a condition affects your daily life and whether the animal eases it. Common examples among Gaithersburg clients:
Three steps. You are not charged for a letter unless the therapist approves you.
Answer a few questions about your situation. It is free, it takes a couple of minutes, and it tells you up front whether Maryland has a waiting period.
Your evaluation is with a therapist licensed where you live. They can approve you, and they can decline.
If you are approved, your signed letter is emailed within about 15 minutes, ready to attach to your request to a Gaithersburg landlord.
$129 for up to two animals. No subscription, no renewal auto-charge, no add-on "registration."
We do not sell certificates, vests or ID cards, because they carry no legal weight and can weaken your request.
Our guidance reflects HUD's May 2026 change and Maryland's own rules, so you are not working from outdated advice.
Your letter confirms a need without naming a diagnosis, and your clinical information is handled under HIPAA.
Say you have a disability, that you are asking for an accommodation to the pet policy, and attach your letter. No special form is required.
A landlord may verify the need. They are not entitled to your diagnosis or medical records.
Save a copy of everything you send and receive, with dates. Paper trails win disputes.
Ask for the reason in writing, then contact Montgomery County Office of Human Rights or Maryland Commission on Civil Rights. A HUD complaint has a one-year window.

These are the things a Gaithersburg leasing office checks first. Miss one and the request stalls.
Out-of-state signatures are the most common reason letters fail.
Managers check it against the Maryland licensing board.
That you have a disability and the animal helps with it — never the diagnosis.
Most landlords treat a letter older than 12 months as stale.
A purchased certificate undermines an otherwise good letter.
If your dog is individually trained to perform tasks for a psychiatric disability — interrupting a panic attack, deep pressure, waking you from a nightmare — a psychiatric service dog letter may fit better. After May 2026, trained animals are also where federal housing enforcement is focused.
Pricing
The same flat price as everywhere in Maryland. No subscription, and no charge for a letter unless a Maryland-licensed therapist approves you.
About the PSD letter: it is documentation from a licensed therapist, not a certificate or an ID. Under the ADA, public access comes from your dog being individually trained to do work or tasks for your disability. Businesses are allowed to ask only two questions and are not allowed to require paperwork. Nobody can sell you access rights — anyone who says otherwise is selling a novelty.
You are charged only after a therapist approves you. We may place a temporary authorization hold on your card beforehand to confirm it is valid; a hold is not a charge and is released if you are not approved.
100% refund if your landlord denies your ESA. If your housing provider refuses the accommodation after you submit a letter we issued, we refund what you paid in full. Full terms, including what a claim needs, on our refund policy page.
Questions
Yes, for housing, when it comes from a therapist licensed in Maryland after a real evaluation. It supports a reasonable accommodation request to your landlord; it does not register your animal or give it public access.

Since HUD's May 2026 change, a fee waiver for an untrained emotional support animal is no longer automatic federally. Ask for it in writing; whether it is required now depends on Maryland law and your landlord. Damage is always chargeable. How fees work now →
$129 for up to two animals and $199 for three or more, paid once. A psychiatric service dog letter is $149. You are not charged for a letter unless the therapist approves you.
An association is a housing provider, so it has to consider the request instead of pointing at its own rules. It can still deny on the usual narrow grounds. Requests to HOAs and condo boards →
