A short questionnaire tells you whether an emotional support animal is likely to be appropriate, and shows Nevada's timeline before you commit.

What a Reno landlord actually needs from you is short: reliable confirmation, from someone licensed in Nevada, that you have a disability and that your animal helps with it. That is all an ESA letter is — and a properly written one says nothing more.
Nevada has no statutory waiting period, so a Nevada-licensed therapist can evaluate you and, if you qualify, your letter typically arrives by email about 15 minutes after approval. The evaluation is a real appointment by phone or video, and the therapist can say no. That is what makes the letter hold up when a property manager checks it.
Nevada protects assistance animals in its own law, so HUD's May 2026 enforcement change matters less here than in most states.

In a market like this, management companies tend to standardize pet rules across their buildings. The rule you meet at one property is often the rule at the next, which is why knowing how to request an accommodation matters more than finding a pet-friendly unit.

Your rights in Reno come from up to three sources. Here is what each one does now.
Our review did not confirm a Reno or county fair housing ordinance covering disability, so this page relies on Nevada and federal law. If one applies to your building, it can only add protection.

Qualifying is about function, not a label. If a condition makes sleep, work, study or relationships genuinely harder and your animal helps, an evaluation is worth having. Frequent examples:
Three steps. You are not charged for a letter unless the therapist approves you.
A short questionnaire tells you whether an emotional support animal is likely to be appropriate, and shows Nevada's timeline before you commit.
A professional licensed in Nevada meets you by phone or video. It is a clinical conversation, not a form.
Approval means a signed letter in your inbox shortly after the appointment, on letterhead with the therapist's license details.
Every letter is signed by a therapist licensed where you live, with the license number on the page for your landlord to check.
A live appointment with someone who can decline. That is the difference between a letter and a purchased certificate.
A card hold confirms the booking. You are charged for a letter only when the therapist issues one.
Most letters reach your inbox about 15 minutes after the therapist approves you.
Put it in writing. Two or three sentences are enough, plus your letter; a landlord's own "ESA form" is optional, not a requirement.
A landlord may verify the need. They are not entitled to your diagnosis or medical records.
Save a copy of everything you send and receive, with dates. Paper trails win disputes.
Ask for the reason in writing, then contact Silver State Fair Housing Council or Nevada Equal Rights Commission. A HUD complaint has a one-year window.

These are the things a Reno leasing office checks first. Miss one and the request stalls.
Out-of-state signatures are the most common reason letters fail.
Managers check it against the Nevada licensing board.
That you have a disability and the animal helps with it — never the diagnosis.
Most landlords treat a letter older than 12 months as stale.
A purchased certificate undermines an otherwise good letter.
Some Reno renters find their dog already does trained work for them. In that case a psychiatric service dog letter documents the tasks, and it lines up with HUD's 2026 focus on trained animals.
Pricing
The same flat price as everywhere in Nevada. No subscription, and no charge for a letter unless a Nevada-licensed therapist approves you.
About the PSD letter: it is documentation from a licensed therapist, not a certificate or an ID. Under the ADA, public access comes from your dog being individually trained to do work or tasks for your disability. Businesses are allowed to ask only two questions and are not allowed to require paperwork. Nobody can sell you access rights — anyone who says otherwise is selling a novelty.
You are charged only after a therapist approves you. We may place a temporary authorization hold on your card beforehand to confirm it is valid; a hold is not a charge and is released if you are not approved.
100% refund if your landlord denies your ESA. If your housing provider refuses the accommodation after you submit a letter we issued, we refund what you paid in full. Full terms, including what a claim needs, on our refund policy page.
Questions
It is, as long as a Nevada-licensed therapist wrote it after actually evaluating you. Reno landlords can verify the license number, and that check is where online-certificate letters fail.
Nevada has no statutory waiting period, so a Nevada-licensed therapist can evaluate you and, if you qualify, your letter typically arrives by email about 15 minutes after approval.
Nevada law addresses assistance animals independently of HUD, so ask in writing for fees to be waived and cite the state rule if you are charged. Damage is always chargeable. How fees work now →
No. Public access belongs to trained service animals under the ADA. A Reno business may decline an emotional support animal, and an ESA letter does not change that.
Yes. You can make an accommodation request during the application as well as after you move in. Send it in writing with your letter, and keep a copy of what you sent and when.
There is no fixed legal expiry, but most Reno property managers treat a letter older than 12 months as out of date, especially at lease renewal. Renewing an ESA letter →
No — not in Nevada and not nationally. Registrations, ID cards and vests are products, not legal documents, and attaching one to your request can make it look weaker. Why registries are not documents →
Use a therapist licensed in Nevada. Telehealth crosses state lines but licensure does not, and an out-of-state signature is the most common reason a letter gets rejected.
