About 49.7% of households in Detroit rent their home, 2nd of Michigan's five largest cities by renter share. With a median gross rent of $1,074 a month, the right building is hard enough to find without a pet policy ruling it out.

A legitimate ESA letter is one page from a Michigan-licensed mental health professional. It is not a certificate, a registration or an ID card, and in Detroit it is used for one thing: asking a housing provider for an exception to its pet policy.
Michigan has no statutory waiting period, so a Michigan-licensed therapist can evaluate you and, if you qualify, your letter typically arrives by email about 15 minutes after approval. You talk with a therapist, by phone or video, about how your condition affects daily life and what your animal does for you. They decide; you do not buy an outcome.
Michigan has its own fair housing law, but how its agency treats untrained emotional support animals after HUD's May 2026 change is still settling, so documentation quality matters more than it used to. Detroit adds its own layer: Detroit City Code ch. 23.

Pet rules in Detroit leases usually arrive as a clause you sign without negotiating. A reasonable accommodation request is the one route that asks the landlord to treat your assistance animal differently from a pet.

Qualifying is about function, not a label. If a condition makes sleep, work, study or relationships genuinely harder and your animal helps, an evaluation is worth having. Frequent examples:
Local, state and federal rules stack on top of each other here. Each can add protection; none can take away what another gives you.
Detroit City Code ch. 23 — Detroit's civil rights department takes housing discrimination complaints under the City Code, and the City Charter lists disability among the protected grounds it investigates.
MCL § 37.1506a — Michigan law on support animal documentation in housing. Complaints: Michigan Department of Civil Rights.
The Fair Housing Act still requires landlords to consider accommodation requests. Since May 22, 2026, HUD itself pursues complaints only for individually trained animals; your private right to sue is unchanged. What changed →

Three steps. You are not charged for a letter unless the therapist approves you.
Start with a short screening so you know whether an evaluation makes sense for you before you book or pay anything.
Your evaluation is with a therapist licensed where you live. They can approve you, and they can decline.
Approval means a signed letter in your inbox shortly after the appointment, on letterhead with the therapist's license details.
A live appointment with someone who can decline. That is the difference between a letter and a purchased certificate.
Every letter is signed by a therapist licensed where you live, with the license number on the page for your landlord to check.
Most letters reach your inbox about 15 minutes after the therapist approves you.
A card hold confirms the booking. You are charged for a letter only when the therapist issues one.
Put it in writing. Two or three sentences are enough, plus your letter; a landlord's own "ESA form" is optional, not a requirement.
If the landlord asks follow-up questions, answer about the need, not the diagnosis. Your records stay private.
Dates, emails, the lease clause and any reply. If this turns into a complaint, the record is the case.
Ask for the reason in writing, then contact City of Detroit Civil Rights, Inclusion & Opportunity Department (CRIO) or Michigan Department of Civil Rights. A HUD complaint has a one-year window.

Detroit property managers see a lot of ESA paperwork. A letter missing any of these is easy to reject.
Out-of-state signatures are the most common reason letters fail.
Managers check it against the Michigan licensing board.
That you have a disability and the animal helps with it — never the diagnosis.
Most landlords treat a letter older than 12 months as stale.
A purchased certificate undermines an otherwise good letter.
A psychiatric service dog is trained to do specific work, such as grounding you during a flashback or guiding you out of a crowd. If that describes your dog, a PSD letter records those tasks, and trained animals are what HUD still enforces for after May 2026.
Pricing
The same flat price as everywhere in Michigan. No subscription, and no charge for a letter unless a Michigan-licensed therapist approves you.
About the PSD letter: it is documentation from a licensed therapist, not a certificate or an ID. Under the ADA, public access comes from your dog being individually trained to do work or tasks for your disability. Businesses are allowed to ask only two questions and are not allowed to require paperwork. Nobody can sell you access rights — anyone who says otherwise is selling a novelty.
You are charged only after a therapist approves you. We may place a temporary authorization hold on your card beforehand to confirm it is valid; a hold is not a charge and is released if you are not approved.
100% refund if your landlord denies your ESA. If your housing provider refuses the accommodation after you submit a letter we issued, we refund what you paid in full. Full terms, including what a claim needs, on our refund policy page.
Questions
It is, as long as a Michigan-licensed therapist wrote it after actually evaluating you. Detroit landlords can verify the license number, and that check is where online-certificate letters fail.
Detroit also has its own ordinance (Detroit City Code ch. 23), which adds a local layer.
Michigan has no statutory waiting period, so a Michigan-licensed therapist can evaluate you and, if you qualify, your letter typically arrives by email about 15 minutes after approval.
Since HUD's May 2026 change, a fee waiver for an untrained emotional support animal is no longer automatic federally. Ask for it in writing; whether it is required now depends on Michigan law and your landlord. Damage is always chargeable. How fees work now →
No. A landlord may verify that you have a disability-related need for the animal. They are not entitled to your diagnosis or your medical records, and a good letter does not include either.
Use a therapist licensed in Michigan. Telehealth crosses state lines but licensure does not, and an out-of-state signature is the most common reason a letter gets rejected.
Locally: City of Detroit Civil Rights, Inclusion & Opportunity Department (CRIO) and Fair Housing Center of Metropolitan Detroit. Statewide: Michigan Department of Civil Rights. Federally: a HUD complaint within one year, or a private Fair Housing Act claim within two.
They must consider the request, but may deny it for a direct threat, substantial damage, undue burden, an exempt property or documentation that is not credible. Ask for any denial in writing.
