A short questionnaire tells you whether an emotional support animal is likely to be appropriate, and shows Washington's timeline before you commit.
Tacoma is Washington's third-largest city, with about 229,816 residents in Pierce County. Roughly 44.2% of its households rent — 4th of Washington's five largest cities by renter share — which makes the pet clause in a lease a practical question for a lot of people here.

A legitimate ESA letter is one page from a Washington-licensed mental health professional. It is not a certificate, a registration or an ID card, and in Tacoma it is used for one thing: asking a housing provider for an exception to its pet policy.
Washington has no statutory waiting period, so a Washington-licensed therapist can evaluate you and, if you qualify, your letter typically arrives by email about 15 minutes after approval. The evaluation is a real appointment by phone or video, and the therapist can say no. That is what makes the letter hold up when a property manager checks it.
Washington protects assistance animals in its own law, so HUD's May 2026 enforcement change matters less here than in most states.

44.2% of Tacoma households rent, 4th of Washington's five largest cities by renter share. Median gross rent is $1,676 a month — 4th-highest median rent of Washington's five largest cities, against $2,030 in Seattle.
Pet rules in Tacoma leases usually arrive as a clause you sign without negotiating. A reasonable accommodation request is the one route that asks the landlord to treat your assistance animal differently from a pet.

Our review did not confirm a Tacoma or county fair housing ordinance covering disability, so this page relies on Washington and federal law. If one applies to your building, it can only add protection.

Qualifying is about function, not a label. If a condition makes sleep, work, study or relationships genuinely harder and your animal helps, an evaluation is worth having. Frequent examples:
Three steps. You are not charged for a letter unless the therapist approves you.
A short questionnaire tells you whether an emotional support animal is likely to be appropriate, and shows Washington's timeline before you commit.
A professional licensed in Washington meets you by phone or video. It is a clinical conversation, not a form.
Once approved you receive the letter by email, usually about 15 minutes later, written for housing use and ready to send with your accommodation request.
A live appointment with someone who can decline. That is the difference between a letter and a purchased certificate.
Every letter is signed by a therapist licensed where you live, with the license number on the page for your landlord to check.
Most letters reach your inbox about 15 minutes after the therapist approves you.
A card hold confirms the booking. You are charged for a letter only when the therapist issues one.
Email or hand your landlord a short request: you have a disability-related need for your animal and are asking for an exception to the pet rule. Attach the letter.
Verification of the license is fair; a demand for your medical file is not.
Save a copy of everything you send and receive, with dates. Paper trails win disputes.
Ask for the reason in writing, then contact Fair Housing Center of Washington or Washington State Human Rights Commission. A HUD complaint has a one-year window.

Out-of-state signatures are the most common reason letters fail.
Managers check it against the Washington licensing board.
That you have a disability and the animal helps with it — never the diagnosis.
Most landlords treat a letter older than 12 months as stale.
A purchased certificate undermines an otherwise good letter.
If your dog is individually trained to perform tasks for a psychiatric disability — interrupting a panic attack, deep pressure, waking you from a nightmare — a psychiatric service dog letter may fit better. After May 2026, trained animals are also where federal housing enforcement is focused.
Pricing
The same flat price as everywhere in Washington. No subscription, and no charge for a letter unless a Washington-licensed therapist approves you.
About the PSD letter: it is documentation from a licensed therapist, not a certificate or an ID. Under the ADA, public access comes from your dog being individually trained to do work or tasks for your disability. Businesses are allowed to ask only two questions and are not allowed to require paperwork. Nobody can sell you access rights — anyone who says otherwise is selling a novelty.
You are charged only after a therapist approves you. We may place a temporary authorization hold on your card beforehand to confirm it is valid; a hold is not a charge and is released if you are not approved.
100% refund if your landlord denies your ESA. If your housing provider refuses the accommodation after you submit a letter we issued, we refund what you paid in full. Full terms, including what a claim needs, on our refund policy page.
