About 36.4% of households in Santa Fe rent their home, 3rd of New Mexico's five largest cities by renter share. With a median gross rent of $1,463 a month, the right building is hard enough to find without a pet policy ruling it out.

What a Santa Fe landlord actually needs from you is short: reliable confirmation, from someone licensed in New Mexico, that you have a disability and that your animal helps with it. That is all an ESA letter is — and a properly written one says nothing more.
New Mexico has no statutory waiting period, so a New Mexico-licensed therapist can evaluate you and, if you qualify, your letter typically arrives by email about 15 minutes after approval. You talk with a therapist, by phone or video, about how your condition affects daily life and what your animal does for you. They decide; you do not buy an outcome.
New Mexico has its own fair housing law, but how its agency treats untrained emotional support animals after HUD's May 2026 change is still settling, so documentation quality matters more than it used to. Santa Fe adds its own layer: Santa Fe City Code 1987 § 26-4.

In a market like this, management companies tend to standardize pet rules across their buildings. The rule you meet at one property is often the rule at the next, which is why knowing how to request an accommodation matters more than finding a pet-friendly unit.

Your rights in Santa Fe come from up to three sources. Here is what each one does now.
Santa Fe City Code 1987 § 26-4 — The city ordinance bans housing discrimination based on disability and requires reasonable accommodations and modifications; it was amended in 2024 to add source of income.
NMSA § 28-1-7 — New Mexico Human Rights Act — housing. Complaints: New Mexico Human Rights Bureau.
The Fair Housing Act still requires landlords to consider accommodation requests. Since May 22, 2026, HUD itself pursues complaints only for individually trained animals; your private right to sue is unchanged. What changed →

Therapists do not work from a list of approved diagnoses. They look at how a condition affects your daily life and whether the animal eases it. Common examples among Santa Fe clients:
Three steps. You are not charged for a letter unless the therapist approves you.
Start with a short screening so you know whether an evaluation makes sense for you before you book or pay anything.
Your evaluation is with a therapist licensed where you live. They can approve you, and they can decline.
If you are approved, your signed letter is emailed within about 15 minutes, ready to attach to your request to a Santa Fe landlord.
Every letter is signed by a therapist licensed where you live, with the license number on the page for your landlord to check.
A live appointment with someone who can decline. That is the difference between a letter and a purchased certificate.
A card hold confirms the booking. You are charged for a letter only when the therapist issues one.
Most letters reach your inbox about 15 minutes after the therapist approves you.
Say you have a disability, that you are asking for an accommodation to the pet policy, and attach your letter. No special form is required.
If the landlord asks follow-up questions, answer about the need, not the diagnosis. Your records stay private.
Note when you sent the request and how they responded. Silence for weeks is itself worth recording.
Ask for the reason in writing, then contact City of Santa Fe Office of Affordable Housing (Fair Housing) or New Mexico Human Rights Bureau. A HUD complaint has a one-year window.

These are the things a Santa Fe leasing office checks first. Miss one and the request stalls.
Out-of-state signatures are the most common reason letters fail.
Managers check it against the New Mexico licensing board.
That you have a disability and the animal helps with it — never the diagnosis.
Most landlords treat a letter older than 12 months as stale.
A purchased certificate undermines an otherwise good letter.
Some Santa Fe renters find their dog already does trained work for them. In that case a psychiatric service dog letter documents the tasks, and it lines up with HUD's 2026 focus on trained animals.
Pricing
The same flat price as everywhere in New Mexico. No subscription, and no charge for a letter unless a New Mexico-licensed therapist approves you.
About the PSD letter: it is documentation from a licensed therapist, not a certificate or an ID. Under the ADA, public access comes from your dog being individually trained to do work or tasks for your disability. Businesses are allowed to ask only two questions and are not allowed to require paperwork. Nobody can sell you access rights — anyone who says otherwise is selling a novelty.
You are charged only after a therapist approves you. We may place a temporary authorization hold on your card beforehand to confirm it is valid; a hold is not a charge and is released if you are not approved.
100% refund if your landlord denies your ESA. If your housing provider refuses the accommodation after you submit a letter we issued, we refund what you paid in full. Full terms, including what a claim needs, on our refund policy page.
Questions
Yes. Santa Fe follows New Mexico and federal fair housing law, and both recognize a letter from a licensed therapist as support for an accommodation request. What it will not do is work in stores, on planes or as a registration.
Santa Fe also has its own ordinance (Santa Fe City Code 1987 § 26-4), which adds a local layer.
New Mexico has no statutory waiting period, so a New Mexico-licensed therapist can evaluate you and, if you qualify, your letter typically arrives by email about 15 minutes after approval.
Since HUD's May 2026 change, a fee waiver for an untrained emotional support animal is no longer automatic federally. Ask for it in writing; whether it is required now depends on New Mexico law and your landlord. Damage is always chargeable. How fees work now →
An association is a housing provider, so it has to consider the request instead of pointing at its own rules. It can still deny on the usual narrow grounds. Requests to HOAs and condo boards →
Yes, if the therapist finds that each animal helps with your disability. The $129 letter covers up to two animals; $199 covers three or more.
No. Public access belongs to trained service animals under the ADA. A Santa Fe business may decline an emotional support animal, and an ESA letter does not change that.
Yes. You can make an accommodation request during the application as well as after you move in. Send it in writing with your letter, and keep a copy of what you sent and when.
There is no fixed legal expiry, but most Santa Fe property managers treat a letter older than 12 months as out of date, especially at lease renewal. Renewing an ESA letter →
