An emotional support animal letter is documentation from a licensed mental health professional that you have a disability and that your animal helps with it. In Yonkers it does the same job as anywhere in New York: it supports a reasonable accommodation request when a lease says no pets, limits breeds or caps weight.
New York has no statutory waiting period, so a New York-licensed therapist can evaluate you and, if you qualify, your letter typically arrives by email about 15 minutes after approval. You talk with a therapist, by phone or video, about how your condition affects daily life and what your animal does for you. They decide; you do not buy an outcome.
New York protects assistance animals in its own law, so HUD's May 2026 enforcement change matters less here than in most states. Yonkers adds its own layer: Laws of Westchester County ch. 700, art. II.

53.8% of Yonkers households rent, the lowest renter share among New York's five largest cities. Median gross rent is $1,784 a month — 2nd-highest median rent of New York's five largest cities, against $1,821 in New York City.
Those two numbers explain why pet policies come up so often here. When most of your choices are rentals and each listing competes on price, a no-pet clause, a breed list or a monthly pet charge can take a building off the table.

Your rights in Yonkers come from up to three sources. Here is what each one does now.
Laws of Westchester County ch. 700, art. II — Westchester County's fair housing law covers disability and is enforced by the county Human Rights Commission and Fair Housing Board.
N.Y. Exec. Law § 296(18) — State Human Rights Law — reasonable accommodation in housing. Complaints: New York State Division of Human Rights; NYC Commission on Human Rights.
The Fair Housing Act still requires landlords to consider accommodation requests. Since May 22, 2026, HUD itself pursues complaints only for individually trained animals; your private right to sue is unchanged. What changed →

If you are approved, your signed letter is emailed within about 15 minutes, ready to attach to your request to a Yonkers landlord.

We do not sell certificates, vests or ID cards, because they carry no legal weight and can weaken your request.

Your letter confirms a need without naming a diagnosis, and your clinical information is handled under HIPAA.

A landlord may verify the need. They are not entitled to your diagnosis or medical records.

A strong NY letter is short and specific. Here is what it needs.
Out-of-state signatures are the most common reason letters fail.
Managers check it against the New York licensing board.
That you have a disability and the animal helps with it — never the diagnosis.
Most landlords treat a letter older than 12 months as stale.
A purchased certificate undermines an otherwise good letter.
If your dog is individually trained to perform tasks for a psychiatric disability — interrupting a panic attack, deep pressure, waking you from a nightmare — a psychiatric service dog letter may fit better. After May 2026, trained animals are also where federal housing enforcement is focused.
Pricing
The same flat price as everywhere in New York. No subscription, and no charge for a letter unless a New York-licensed therapist approves you.
About the PSD letter: it is documentation from a licensed therapist, not a certificate or an ID. Under the ADA, public access comes from your dog being individually trained to do work or tasks for your disability. Businesses are allowed to ask only two questions and are not allowed to require paperwork. Nobody can sell you access rights — anyone who says otherwise is selling a novelty.
You are charged only after a therapist approves you. We may place a temporary authorization hold on your card beforehand to confirm it is valid; a hold is not a charge and is released if you are not approved.
100% refund if your landlord denies your ESA. If your housing provider refuses the accommodation after you submit a letter we issued, we refund what you paid in full. Full terms, including what a claim needs, on our refund policy page.
Questions
Yes. Yonkers follows New York and federal fair housing law, and both recognize a letter from a licensed therapist as support for an accommodation request. What it will not do is work in stores, on planes or as a registration.
Yonkers also has its own ordinance (Laws of Westchester County ch. 700, art. II), which adds a local layer.
